Robert Padilla Design Studio LLC. (RPDS) is a design company that works in conjunction with licensed engineers and/or architects to produce “permit ready” documents. These documents meet all state and local building codes and zoning ordinances. Robert is not a licensed architect.
The cost of working with me as a designer will, generally, be lower. The quality of work you will receive from RPDS will be similar to an architect due to our experience working with licensed architects throughout years of designing. In addition to a design career, RPDS also has background and experience as a builder and a carpenter.
Much of our work centers on home design no matter the size of the home requested or the size of the addition. We work closely with clients and builders and do our best to make this process enjoyable, peaceful, and rewarding.

First, RPDS will listen to your goals for your building project and produce a development conception design. This design will meld the customer’s desires with what is approved by the neighborhood Architectural Review Board (ARB) and/or Home Owner’s Association (HOA) as well as all applicable building codes, zoning ordinances, and FEMA regulations.
Then, we’ll proceed to preliminary plans. The preliminary design will include: a site plan, floor plans, roof slope plans, and all exterior elevations. It will make provisions for both the structural and mechanical aspects of the project.
Next, RPDS will develop this preliminary design set into pre-engineered construction drawings. These drawings will be submitted to the structural engineer to review and add engineering specifications. The general contractor will submit engineered plans to a truss manufacturer. The truss manufacturer will develop a complete set of engineered truss drawings for the roof (and floors, if applicable).
Finally, the structural engineer will review and add the engineering required for a set of construction “signed & sealed” building plans to submit to the general contractor to submit to the Building Department for permit approval.

The construction drawings will be a complete builders set ready for engineering. These drawings will contain the specifications and details needed to obtain a permit and accurately construct a new home, once these plans are engineered.
Details of cabinetry, fixtures, and finishes are left generic unless specific requests are made by the builder or homeowner. This allows you the most freedom to make changes while preserving the intent and integrity of the design.

RPDS uses the most current AutoCad program with the “x-Referencing” drawing technique to produce accurate drawings that are easy to engineer and permit. This technique helps avoid costly mistakes in the field and makes it possible to quickly update an entire set of drawings.
Each builder is responsible for their own job specifications based on the contract they have with their client.
No. RPDS will have this done by a structural engineer or architect of record.
No. RPDS produces the schematic floor framing and beam layout. Then the engineer of record will produce truss layout specifications. From this schematic, our truss manufacturer produces and engineers in-house truss shop drawings.
Yes. At RPDS, we are happy to work with builders or work directly with their customers.
Yes. RPDS frequently works with individuals who have not yet chosen a builder. Robert can make recommendations to help private clients choose a builder, if needed.
Digital copied files of the plans will be emailed directly to you or to a local printer, at your request.
RPDS’s engineer of record will email you the digital copied files, so you can get them printed. At your request, the digital copied files can be emailed to a local printer, to print full size to-scale plans.
RPDS retains exclusive ownership rights to all intellectual property. However, it is available for builders or clients to reprint and build any design we do for them as many times as they like. RPDS will charge a re-use fee for each project house plan. The re-use fee is based on the square footage of the building, the hours needed to make modifications, if any, and engineering fees.
